A recent search for any home in the $100-$200K price range in the entire Denver Metro area turned up just over 300 homes & condos. The metro area has almost 2.9 million people and there are barely over 300 available homes in this entry level price range. Needless to say it puts every home under $200K in big demand.
This home at 956 S. Iola was a good value with its price under $175,000. While it lists as a condo, it’s really more of a townhome. It has an outside front door, back door, and small yard, the usual attributes of a townhouse.
At just over 1000 square feet, this unit is fairly spacious. The main floor features a good-sized living room, a half bath, a large kitchen with an eating space, and a stacking washer and dryer in the closet under the stairs. Just outside the sliding doors is a small, private yard with a patio and storage shed. Off-street parking, with two reserved slots, is outside the fenced yard.
Upstairs are two comfortable bedrooms. Both have new carpeting and the landing at the top of the stairs has new vinyl plank flooring. The full bath has a new seamless surround and tub just refinished by Bathfitters.
Located a block east of Havana and a block north of Mississippi, the location is very convenient. Groceries, restaurants, and shops are within walking distance. RTD is a block away.
The monthly HOA fee includes heat, trash pickup, water, sewer, exterior maintenance, the roof, grounds maintenance, and structure insurance.
Homes like this one don’t last long in this runaway housing market. Investors are quick to snap them up and turn them into rental homes. First time buyers and small families have to act quickly to place competitive offers for every home in this price range.
