5763 S. Olathe in Centennial

Few neighborhoods in the Metro area deliver the bang-for-the-buck like the Piney Creek neighborhood in Centennial.  Located just south of popular Smokey Hill High School, Piney Creek is close to main streets Parker Road, Orchard, and Buckley.  E470 and I225 are just minutes away.

The homes in Piney Creek are spacious and well-appointed, with lots of features.  5763 S. Olathe is a great example of what this neighborhood has to offer.  With three bedrooms and four baths, there’s room for the whole family.

The living room feels even larger than it is, with a high vaulted ceiling.  Architecturally, the design is a side-split.  The family room on ground level is open to the large, eat-in kitchen.  The master suite, two other bedrooms, and open loft occupy the highest floor.  A media room, complete with a movie screen is on the lowest level.  The mid-level also includes a private office.

Built in 1986, this Piney Creek home is a true reflection of its era, when buyers demanded big kitchens, large lots, three car garages, and lots of room to entertain.  The private backyard has a built-in grill and 600 sq. foot patio.  In any neighborhood close to the inner city, this much house would command a price tag close to a million dollars (or more).

For growing families, this part of Centennial offers great Cherry Creek schools, including Indian Ridge Elementary, Laredo Middle School, and Smokey Hill High.  Lots of shopping and recreation, including a neighborhood pool are all close by.

Barnum Home Reflects History of the Community

Welcome to 985 King Street.  This little home has defied both time and gravity, as it still remains standing despite its 125 year history.

Originally built as the offices for the Barnum Circus, it’s apparent that this home has been expanded at least once in its lifetime.  The two bedrooms on the south, are clearly an addition, as is the utility porch at the rear of the building.  All told, this home is 715 square feet. It has two bedrooms, a kitchen, a living, a bathroom, and a utility room.

Unfortunately, the years have taken their toll on this charming little home.  The foundation is poorly built and as a result the walls are clearly drooping, particularly the south front corner of the building. All of the mechanicals are in bad shape, especially the aging furnace. The roof, amazingly, has lasted more than 40 years.

Despite its obvious curb appeal, this house will need lots of love (and a fair amount of engineering) to remain a viable and livable home.  It seems likely that only an experienced investor will be able to take on such a large challenge.

Perhaps the best thing about this home, in its current state, is the lot and location.  Located just a few blocks from RTD’s new light rail station on Knox Court and just around the corner from a bus stop on 10th Ave., this location is perfect for anyone who uses public transportation.

In addition, Mile High Stadium, downtown, and the new redevelopment that St. Anthony’s near Sloan’s Lake are all just minutes away. For commuters, this location features easy access to Sixth Avenue freeway, Colfax Avenue, and Federal Boulevard.

Its 6250 square foot lot is perfect for families and urban farmers.  The neighborhood is perfect for either rentals or owner-occupied homes. A quick drive around the area shows many homes being remodeled or being built from scratch.  Clearly, the neighborhood is ready for investment. This neighborhood features many homes that were a part of the Barnum community which began as a winter resting point for the famous circus. Hopefully, the history of this home and his community will be remembered for many years to come.

13103 W. 30th Drive – Classic Applewood

It’s easy to see why Applewood remains one of the most sought after neighborhoods in the Denver metro area.  Easy access to I70 makes it popular with both skiers and commuters.  Downtown is just 25 minutes away.  The Federal Center, Saint Anthony’s Hospital, Colorado Mills, Coors, and Denver West are all just a few minutes away.

This tri-level home is classic Applewood.  Built in 1963 and thoroughly updated a few years ago, it combines the practical architecture that’s the essence of the neighborhood with the modern amenities that homeowners want.  The new kitchen features granite countertops, elegant cabinetry, stainless steel, and full-sized side-by-side refrigerator and freezer.

A second master on the garden level has an en-suite bath. Four bedrooms and three full baths are perfect for a family.  The lowest level is an unfinished basement.  But, with 570 square feet, it would be great as a workshop, storage, a play space… or finish it into something special.  This side-split ranch has a total of 2556 square feet, including the unfinished basement level.

The large backyard features a covered patio, lots of new landscaping, and an over-sized utility shed that’s wired with 220volts.  A nicely finished and heated garage make this a home that anyone can enjoy.

Berkeley Condo with amazing views

Many homes in the Denver area have great views of the mountains, but few homes have a view of a lake.  Unlike, say Minneapolis, Denver doesn’t have a ton of lakes.  The lakes we have tend to be in parks, away from homes.  So, getting a view from your living room is an unusual  bonus, and it’s usually reserved for homes that come with a luxury price tag.

A rare exception is this comfortable Berkeley condo which overlooks Rocky Mountain Lake and it’s surrounding parking.  Located near Federal and I70, it’s a 900 sq. foot condo with two bedrooms and two full baths.  Of course, its premier feature is the view.

Looking out of it’s third story French doors at both the lake and the mountains is a real treat.  It’s a million dollar view for less than $150K.

Georgetown Victorian: History with a Mountain Vibe (931 Taos)

Georgetown is known for the Victorian homes that cluster near its main street. Take a quick tour of the town and you’ll see a variety of styles that range from simple, folk-style boxes with gabled roofs to more elaborate examples of Victorian and pre-1900’s architecture. Most of the Georgetown classics are lovingly cared for, as their owners know that they have something special.

931 Taos is a perfect example of the care and attention for detail that embraces the remaining Georgetown Victorians. You can imagine the history of the home as you take a tour. It’s been expanded and updated over its near 140 year history. But all along the way, the owners never lost sight of its inherent architecture.

While the home boasts modern amenities like a vastly upgraded kitchen with a gas range and a built in dishwasher, it stills feels authentic. Obviously, there are not many people who want their older home to be drafty and poorly heated. So, modern upgrades are essential, unless you want to huddle around a potbelly stove on a cold winter night. 931 Taos has been rewired, replumbed, and sports a modern heating system.

But most of these upgrades hide behind vintage wallpaper or tucked away in easy accessible closets.

Homes like 931 Taos provide enough nods to modern technology, while still providing its owners with the feel of a truly historic home.

While the Denver area has many neighborhoods with all varieties of Victorian architecture, none have the same feel as a mountain Vic. In Georgetown, you can sit on the front porch, surrounded by a white picket fence, and soak up the views of the mountains, while you breath in the fresh and crisp mountain air.  It’s an experience you won’t soon match in the middle of a big city.  It’s a Victorian with a mountain vibe.  And it’s less than an hour from Denver.

This home is currently for sale. for $229,000.
