The basement features over 1100 square feet of open space, with a smooth concrete floor, eight-foot ceilings and room to create virtually any kind of living space your family would enjoy.

956 S. Iola – Super Easy Access to the City- SOLD!

A recent search for any home in the $100-$200K price range in the entire Denver Metro area turned up just over 300 homes & condos.  The metro area has almost 2.9 million people and there are barely over 300 available homes in this entry level price range.  Needless to say it puts every home under $200K in big demand.

This home at 956 S. Iola was a good value with its price under $175,000. While it lists as a condo, it’s really more of a townhome.  It has an outside front door, back door, and small yard, the usual attributes of a townhouse.

At just over 1000 square feet, this unit is fairly spacious.  The main floor features a good-sized living room, a half bath, a large kitchen with an eating space, and a stacking washer and dryer in the closet under the stairs.  Just outside the sliding doors is a small, private yard with a patio and storage shed.  Off-street parking, with two reserved slots, is outside the fenced yard.

Upstairs are two comfortable bedrooms.  Both have new carpeting and the landing at the top of the stairs has new vinyl plank flooring.  The full bath has a new seamless surround and tub just refinished by Bathfitters.

Located a block east of Havana and a block north of Mississippi, the location is  very convenient.  Groceries, restaurants, and shops are within walking distance.  RTD is a block away.

The monthly HOA fee includes heat, trash pickup, water, sewer, exterior maintenance, the roof, grounds maintenance, and structure insurance.

Homes like this one don’t last long in this runaway housing market.  Investors are quick to snap them up and turn them into rental homes.  First time buyers and small families have to act quickly to place competitive offers for every home in this price range.

Welcome to Mill Creek Park

One of the best kept secrets on the Front Range is Mill Creek Park.  Located just ten minutes from Idaho Springs, Mill Creek Park is the ultimate in mountain living with easy access to Denver, Evergreen, Golden, and many of Colorado’s popular ski areas.  Mill Creek Park is so close to town that many area residents commute to the western suburbs.  Why not?  It’s just 30 minutes into to town.

2663 Mill Creek Road is a perfect example of what Mill Creek Park has to offer.  Just a few steps from the rushing waters of Mill Creek and with a private pond, this spacious A-frame home is both spectacular and comfortable.  Imagine a cold drink on the deck while you relax to the sounds of the fast flowing creek.  Or, get cozy on the couch by the fireplace, the falling snow visible through the two-story glass wall.

An over-sized master bedroom, with an on-suite bath, provides an extra space to relax and read by the fire burning stove.  Upstairs, a massive loft has room enough for a another bedroom, as well as a family space.  A small alcove with a window is a perfect spot to play or just find an well-stuffed pillow to enjoy the ambiance.  On the lowest level, a private guest suite, with an on-suite bath, is both roomy and rustic.  The walls are paneled with reclaimed wood.  Another wood burning stove can warm even the coldest winter night.  Sliding doors open to the creek below.

The garage is an over-sized one-car (with really room for two) that open to a huge workshop.

Of course, the main feature of 2663 Mill Creek Road is the  1.3 acre lot.  Aspen and soaring pine trees surround the house.  The sound of the creek, which runs year round, is intoxicating.  A large private pond is a ideal spot for a family picnic.  You might even spot a trout or two.

Mill Creek Park is a small community of homes that share a newly updated community water system.  This mountain enclave is less than three miles from I70 on a paved and plowed road.  It’s almost hard to believe that there’s a Starbucks just a few minutes away.  Shopping and dining are less than ten minutes away in Idaho Springs or up the road in Georgetown.

This home is currently for sale.  A comprehensive home inspection has been completed and is available on-site  List price is $495,000.  Owners are willing to consider all offers.

5763 S. Olathe in Centennial

Few neighborhoods in the Metro area deliver the bang-for-the-buck like the Piney Creek neighborhood in Centennial.  Located just south of popular Smokey Hill High School, Piney Creek is close to main streets Parker Road, Orchard, and Buckley.  E470 and I225 are just minutes away.

The homes in Piney Creek are spacious and well-appointed, with lots of features.  5763 S. Olathe is a great example of what this neighborhood has to offer.  With three bedrooms and four baths, there’s room for the whole family.

The living room feels even larger than it is, with a high vaulted ceiling.  Architecturally, the design is a side-split.  The family room on ground level is open to the large, eat-in kitchen.  The master suite, two other bedrooms, and open loft occupy the highest floor.  A media room, complete with a movie screen is on the lowest level.  The mid-level also includes a private office.

Built in 1986, this Piney Creek home is a true reflection of its era, when buyers demanded big kitchens, large lots, three car garages, and lots of room to entertain.  The private backyard has a built-in grill and 600 sq. foot patio.  In any neighborhood close to the inner city, this much house would command a price tag close to a million dollars (or more).

For growing families, this part of Centennial offers great Cherry Creek schools, including Indian Ridge Elementary, Laredo Middle School, and Smokey Hill High.  Lots of shopping and recreation, including a neighborhood pool are all close by.

Barnum Home Reflects History of the Community

Welcome to 985 King Street.  This little home has defied both time and gravity, as it still remains standing despite its 125 year history.

Originally built as the offices for the Barnum Circus, it’s apparent that this home has been expanded at least once in its lifetime.  The two bedrooms on the south, are clearly an addition, as is the utility porch at the rear of the building.  All told, this home is 715 square feet. It has two bedrooms, a kitchen, a living, a bathroom, and a utility room.

Unfortunately, the years have taken their toll on this charming little home.  The foundation is poorly built and as a result the walls are clearly drooping, particularly the south front corner of the building. All of the mechanicals are in bad shape, especially the aging furnace. The roof, amazingly, has lasted more than 40 years.

Despite its obvious curb appeal, this house will need lots of love (and a fair amount of engineering) to remain a viable and livable home.  It seems likely that only an experienced investor will be able to take on such a large challenge.

Perhaps the best thing about this home, in its current state, is the lot and location.  Located just a few blocks from RTD’s new light rail station on Knox Court and just around the corner from a bus stop on 10th Ave., this location is perfect for anyone who uses public transportation.

In addition, Mile High Stadium, downtown, and the new redevelopment that St. Anthony’s near Sloan’s Lake are all just minutes away. For commuters, this location features easy access to Sixth Avenue freeway, Colfax Avenue, and Federal Boulevard.

Its 6250 square foot lot is perfect for families and urban farmers.  The neighborhood is perfect for either rentals or owner-occupied homes. A quick drive around the area shows many homes being remodeled or being built from scratch.  Clearly, the neighborhood is ready for investment. This neighborhood features many homes that were a part of the Barnum community which began as a winter resting point for the famous circus. Hopefully, the history of this home and his community will be remembered for many years to come.

13103 W. 30th Drive – Classic Applewood

It’s easy to see why Applewood remains one of the most sought after neighborhoods in the Denver metro area.  Easy access to I70 makes it popular with both skiers and commuters.  Downtown is just 25 minutes away.  The Federal Center, Saint Anthony’s Hospital, Colorado Mills, Coors, and Denver West are all just a few minutes away.

This tri-level home is classic Applewood.  Built in 1963 and thoroughly updated a few years ago, it combines the practical architecture that’s the essence of the neighborhood with the modern amenities that homeowners want.  The new kitchen features granite countertops, elegant cabinetry, stainless steel, and full-sized side-by-side refrigerator and freezer.

A second master on the garden level has an en-suite bath. Four bedrooms and three full baths are perfect for a family.  The lowest level is an unfinished basement.  But, with 570 square feet, it would be great as a workshop, storage, a play space… or finish it into something special.  This side-split ranch has a total of 2556 square feet, including the unfinished basement level.

The large backyard features a covered patio, lots of new landscaping, and an over-sized utility shed that’s wired with 220volts.  A nicely finished and heated garage make this a home that anyone can enjoy.
